Introduction
Land Registry has established this internet site principally for the purpose of providing information and services for the personal use of the private citizen. As such all services must be paid for in advance and by credit/debit card. Solicitors and business users may be interested in our alternative site Land Registry Direct which requires registration and is only available to account holders and where a wider range of services, particularly those designed for the conveyancing community are available. Further details can be obtained from the Land Registry Direct Information line on 0844 8920393.

Business users outside of the conveyancing community might like to discuss their requirements with our Consultancy Sales team, who can be contacted using the following email address, commercial.services@landregistry.gsi.gov.uk. These services are targeted at business users in the non-conveyancing community with interest in analysis of bulk information.

Services
We will provide you with services, including but not limited to, information contained in our property databases. In return you agree to comply with the conditions imposed on your use of the services set out in these Terms and Conditions of Access and elsewhere in this site. Some of the related services are outside of our control because they are provided by a third party. One example is payment provision. In these cases we do not take responsibility for these services, their content, or for any delays, interruptions or errors in their provision, although we warrant that we have exercised reasonable care and diligence in the selection of such providers.

The data and information you can access is our intellectual property and as such is protected by Crown Copyright and other intellectual laws. All ownership rights remain with us. Your use of the information retrieved from Land Register Online will be in accordance with these Terms and Conditions of Access and the requirements set out elsewhere in this site.

The Property enquiry part of Land Register Online is only available daily between the hours of 7 a.m. and 12 midnight, Monday to Saturday (inclusive).

When you pay for the services it will be via Worldpay, a company specialising in electronic payments. You will receive a Transaction ID from Worldpay. We also use this reference to access our record of the transaction and you should quote this in any query.

The information is provided ‘as is’. We or any third party shall not be liable to you or any third party for any loss or damage, direct, indirect or consequential, arising from (i) any inaccuracy or incompleteness in, or delays, interruptions, errors or omissions in the delivery of the data or any other information supplied to you through this [internet] site or (ii) any decision made or action taken by you or any third party in reliance upon the data. We or any third party shall not be liable for loss of business resources, lost profits or any punitive, indirect, consequential, special or similar damages whatsoever, whether in contract or tort or otherwise, even if advised of the possibility of such damages incurred by you or any third party.

Transmission of information over the internet may be subject to arbitrary delays beyond our control which may delay the provision of our services or the execution of your orders. You acknowledge that neither any information service provider, third party nor we shall be liable to you or any third party for any losses arising from such delay.

In no event will we be liable for any consequential loss including but not limited to special incidental, direct or indirect damages resulting from delay or loss of use of our internet services. We are not responsible for any damage to your computer, software, modem, telephone or other property resulting from your use of our services.

We are not responsible for the content or reliability of any linked web sites. Nor do we necessarily endorse the views expressed in them. We cannot guarantee that these links will work all of the time and we have no control over the availability of the linked pages.

The aerial data displayed here is already widely available on the web from a number of different sources (and has been since 2000). Land Registry will not actually be showing anything new or unique that can not openly be accessed by the public elsewhere. The main difference is that we will (initially at least) be providing this service for free.

Prohibited use

  1. You must not use the website in any way that causes, or is likely to cause, the website or access to it to be interrupted, damaged or impaired in any way.
  2. You must not use or attempt to use any automated program (including, without limitation, any spider or other web crawler) to access our system or this Site, or to search, copy, monitor, display or obtain links to any part of this Site.
    Obtaining access to any part of our system or this Site by means of any such automated programs is strictly unauthorised.
  3. You must not make or attempt to make any deletions, additions (except where completing a form supplied by us), notifications, adjustments or alterations to any of the data or information, the systems or the databases.

We reserve the right to make changes to our website, policies, and these Conditions of Use at any time. You will be subject to the policies and Conditions of Conditions of Use in force at the time that you use the website or that you order goods from us, unless any change to those policies or these conditions is required to be made by law (in which case it will apply to orders previously placed by you).

Site usage is monitored and Land Registry reserves the absolute right to prevent you from accessing the Site or to refuse or terminate registration to the Site or any part of the Site should you breach these terms and conditions of use. Any such user shall be notified and must not then attempt to use this Site under any other name or through any other user.
